Gulberg Housing Scheme Islamabad, also known as IBECHS Phase 3, is a housing scheme by Intelligence Bureau Cooperative Housing Scheme (IBECHS). Located at the prime location of main Islamabad Expressway near old Airport Chowk, it is potentially the kind of investment you have been looking for. This project is currently under development while some blocks are now fully developed and ready for possession.

The project is divided into three categories: Gulberg Residencia, Gulberg Greens and Gulberg Commercial.
This housing society is the epitome of luxury and the credit goes to famous Engineer Abdul Waheed. He is the chief consultant who oversees the development, design and town planning of the project. Moreover, as of December 2019 stats, Gulberg stands among the top two in most-searched localities in Islamabad for buying properties.
This project was launched in 2005. Later in 2009, its NOC from CDA was approved with Ref# “CDA/PLW-HS (127)/2009/257”. The MOU with IESCO and SNGPL were also duly signed.
Access Points
Gulberg Homes Islamabad, the most convenient housing society is about 12 km or 10 minutes away from Zero point, 14 minutes from Abpara Market, 8 km from Civil Lines, and 15 minutes from T Chowk Rawat. Whereas it can be reached from Chak Shahzad and Naval Anchorage as well through an underpass as well.
Project Master Plan
The master plan of Gulberg Islamabad consists of two different projects, i.e. Gulberg Greens (Agro Farm Housing Scheme) and Gulberg Residencia(consisting of 139 yards up to 1000 yards residential plots). Gulberg Islamabad ensures that the society is clean and provides a proper waste management system. Developers have not deforested the area, instead, they have utilized the greenery and have planted more trees, to provide a beautifully serene and green environment to its residents. Also, more than 300,000 fruit trees and 50,000+ different flower plants have been planted. Gulberg Islamabad has set up a 132KV IESCO grid station that will solely operate for the society. Its commercial and residential areas are provided with electricity consistently. So even if there is a power failure in the locality, the community will not be affected. The community also has installed exclusive power transformers.
The hospitals and clinics in Gulberg Islamabad are under construction. However, Riphah International University has bought land for establishing a 600-bed hospital. This healthcare facility will be fully equipped with state-of-the-art equipment as well as technologies. The hospital will have contemporary heating, ventilation and cooling system. Also, the facility will make effective use of sunlight, in order to provide an energy efficient environment.
In addition, MBF Group, which is a Dubai-based organization, has partnered with Gulberg Islamabad to build a medical city in Gulberg Greens at 100,000 square metres (approximately 200 kanal). It will be a 400-bed university hospital and all healthcare facilities will be of the highest standards. The medical city will be the first of its kind project in Pakistan that will feature a medical mall, orthopaedic centre, regional cardiology centre, spaces for recreation and therapy. Approximately, more than 100 medical and healthcare professionals, administrative and technical staff will be hired and they will be all Pakistani nationals.
Gulberg Greens (Agro Farm Houses)
Gulberg Greens is the Agro Farm Housing Scheme. It has 3862 Kanals of land having 409 residential plots at Mouza Koral in Zone-IV of Islamabad on Main Expressway. Gulberg Greens is all about living in luxury of planned greens & wooded parks with innovative town planning where everything is located at walking distance. The area consists of thousands of Kanals of rich greens land. Gulberg Greens is situated in the CDA Zone 4 of Islamabad Capital Territory. Block D of the Gulberg Residencia is a fully developed commercial block also referred to as the Commercial Centre of the community while the remaining 20 are residential based.
