E-12 CDA sector Islamabad.

At last the development of E-12 Sector has started. Now is the time to invest here. Let me briefly go into its history.


Sector E-12 was initially chosen for development by the CDA back in 1989 when it acquired land for about 5,000 housing units, scheduled to be built over around 750 acres. While people, including federal employees, were allotted plots in Sector E-12 back in the day, illegal occupation of the area made it impossible to clear the land and start the development of a secure and modern housing community.

The development of Sector E-12 has been long overdue, with allotment having taken place almost 30 years ago. The allottees were unable to construct houses on their plots due to no signs of development in the sector, a matter which is now being rectified with the incumbent management of CDA prioritising the issue.

At present, the CDA is using its own resources for the necessary infrastructural work in Sector E-12/2 and earthwork for the surrounding phases is also being done accordingly. The CDA is also actively involved in clearing and developing many of the other stalled sectors in Zone 1, and has issued tenders for the construction of the service road (North) in Sector E-12, with the Tenders being received until 12th September 2019, after an amendment was made to move the date ahead by two days.

The future seems bright for Sector E-12 in Islamabad as once the CDA takes rightful possession of the land, quick and efficient processes will be put in place to develop the sector at par with its neighbours. An estimated 4,000 housing units will be created here and this will not only bring investment opportunities and accommodation for the people of Islamabad but will also positively impact the real estate market of the country as more people will find a home in the capital.

Sector E-12 will also have its share of parks, schools, colleges, mosques, and shopping areas once the basic infrastructure of the community has been put in place. Accordingly, buying a plot in Sector E-12 today can be a profitable investment for tomorrow, once the CDA hands over possession of the land to its owners.

Recent Development:

Capital Development Authority (CDA) has started process for initiating development works in sector E-12/2 and E-12/3 and tenders for development works of both sub-sectors have been invited through national newspapers.

NITs for development works in sector E-12/2 and E-12/3 have also been issued.

Sealed bids under ‘Single Stage Two Envelope’ procedure from Firms registered with Pakistan Engineering Council having valid registration Certificate in Category C-3 or above have been invited.

Under this project, construction of Road Network, establishment of water supply system and provision of sewerage system in both the sectors would be ensured.

It is pertinent to mention here that work on Service Road (North) sector E-12 is also in progress and is being carried out at fast pace. Development work in Sector E-12 was stalled for more than three (03) decades. Incumbent management not only removed all hurdles but also started construction of service road. Now tenders for development of two sub sectors Sector E-12 have also been issued.
