TERMS AND CONDITIONS
2. For villas , only two forms will be entertained against one CNIC. Any form over the said quantity will be rejected and amount deposited will be refunded in due course.
3. The files to be offered in the project will be on ownership & allotment will be through balloting.
4. Successful applicants will have to apply for membership as per procedure in vogue.
5. Prompt payment of installments on due dates as per payment schedule is the essence of this contract. In case of lump sum payment at any stage, 5% discount will be given.
6. For commercial plots, successful applicant will be eligible for 5% discount in price if construction started and completed within one year of ballot. Possession is available within 1 year.
7. Second list of reserved applicants will be maintained through ballot. If anyone from 1st ballot list fails to pay his down payment within due date, his entitlement will be cancelled. For only villas, 25% of the refundable amount will be deducted.
8. For villas 5% discount in price of villa will be granted to existing 5 and 10 marla members (only) if successful in ballot. Successful applicant being existing member will have to prove his/her membership alongwith down payment.
9. If successful applicant fails to pay two consecutive installments within the prescribed period, the booking is liable to be cancelled. The amount deposited by the member will be refunded after deduction of 20% of paid amount. New member shall be selected from reserve list.
10. Quarterly installments will be paid by corresponding month through challan form / banker’s cheque / demand draft / pay order. In case of delay a surcharge @ Rs. 0.05% per day will be imposed.
11. For villas and commercial plots , in case of corner plot or facing park, 10% additional charges will be paid along with final installment.
12. For apartment , in case of Ground, 1st, 2nd and top floor, 10% additional charges will be paid along with final installment.
13. The allottee will pay all taxes and other charges levied by federal or provincial Govt, local bodies and municipal bodies or any other authority, including those existing at present and those, which may be levied by the above mentioned, and / or other authorities in future.
14. For Apartments, Delivery time is 3 years and possession shall be given after 3 years on clearance of all dues.
15. DHA reserves the right to alter the allotment or make adjustment, relocation of plot/villa, if the need so arises. In view of escalation/others essential reasons, additional development charges may be imposed if necessary and the same will not be challenged at any forum. For apartments, final assesment of cost will be worked out by DHA keeping in view of the above-mentioned factors.
16. For Apartments, adminstration office will be established after completion of apartments and all utility bills and maintenance charges against the services like security, lifts, garbage chute etc. are obligatory to be paid by residents.
17. For Apartments, Keeping in the view, demand of the project and no of applicants the overall masterplan and amenities shall be offered. With an overwhelming positive response, the project is extendable and all the amenities shall be offered as per proposed concept, whereas with lesser no of applicants or apartments demand, the overall masterplan will be amended and adjusted by administration. If substantial applications are not received, the project will be planned later and applicants can use the same amount for residential or commercial plots. In case, applicants are not interested in any other project, the amount shall be refunded in light of DHA bye-laws.
18. . Formal allotment letter will be issued after payment of full amount and other charges if any.
19. Allottee will abide by all existing rules, regulations and requirements, etc or any other conditions that may be prescribed by the authority from time to time.
20. Application form must be submitted to DHA Gujranwala after payment in the bank. Form can also be submitted in DHA Gujranwala Sub Offices at Lahore / Rawalpindi/ Karachi in person or through courier.
21. All Pakistanis over 18 years can apply.
22. Accuracy of CNIC, personal information like Name, Phone number, NoK, and mailing address is responsibility of the applicant. Overseas applicants to provide one additional Mobile number of his/her representative in Pakistan.
23. Proof of Eligibility. All applicants must attach proof of eligibility in particular category.
